What These Rates Mean for You
Understanding how benchmark rates translate into the loan programs you actually use.
Prime Rate & SBA Loans
The Prime Rate directly determines SBA 7(a) loan rates. When Prime drops, your SBA rate drops with it on variable-rate loans. Current Prime: 7.50%.
Treasury Yields & SBA 504
SBA 504 loan rates are fixed and based on Treasury bond yields. The 10-Year Treasury (4.54%) is the key benchmark. Lower yields mean lower 504 rates.
Treasury Yields & DSCR Loans
Most DSCR loan rates are priced off the 5-Year Treasury (4.33%) plus a lender spread. Higher DSCR ratios and credit scores earn tighter spreads.
30-Year Mortgage & Investment Property
The 30-Year Mortgage Rate (6.95%) affects conventional investment property loans. DSCR loans typically run 1–2% above this benchmark.
